Here’s the real cost test I walk buyers through before they fall in love with a house:

1️⃣ Mortgage payment
Your monthly payment based on interest rate, down payment, and amortization.

2️⃣ Land transfer tax (Ontario)
This is due on closing and many buyers forget about it.
Example: a $600,000 home = roughly $8,475 in land transfer tax (first-time buyers may get rebates).

3️⃣ Closing costs
Legal fees, title insurance, adjustments, and administrative costs.
Plan for roughly 1.5–4% of the purchase price.

4️⃣ Property taxes
Paid yearly but often added to your monthly payment.
In many Ontario cities this can range from $3,000–$6,000+ per year depending on the property.

5️⃣ Utilities
Electricity, gas, water, internet, waste collection.
Older homes can sometimes mean higher heating and energy costs.

Buyers scroll before they schedule. Clear, bright photography and high-quality video create emotion and help a home stand out. If it doesn’t look strong online, many buyers won’t even book the showing.

2️⃣ Prepare the home properly — not just quickly.
Decluttering is step one, but details matter. Touch up paint, update light fixtures, fix small repairs, and neutralize bold spaces. Buyers form opinions within seconds — and condition directly impacts perceived value.

3️⃣ Price it right from the start.
